It�s the age of Amazon, and brick-and-mortar retailers are feeling the pinch.Amazon�s dominance�bolstered by mostly lower closijg, more options and increased convenience for shoppers�has caused stores across the mall to take a hit. Teen-apparel retailer Aeropostale filed for bankruptcy in May. Later that month, JC Penney announced that it would cut payroll and freeze overtime for its employees.
The bad news isn�t only recent: In 2015, Penney announced it would close 40 locations, while fellow mall giant Sears has shuttered more than 200 locations over the past two years.Meanwhile, in its most recent earnings report, Amazon posted profits for the fourth consecutive quarter.
The price of shares of Amazon stock has spiked by about 30% since February. The 17 leases encompass 1.7 million square feet and account for ~$5.8 million, or 2.8% of Seritage�s total annualized base rent. Pursuant to storfs Master Lease storss, which are described in detail below, Sears Holdings has given Seritage 90-120 days� notice that the tenant intends to vacate the 17 properties in January 2017. Once Sears Holdings vacates the properties,�Sears is required pay Seritage a termination fee equal to one year of rent, CAM, and taxes.
All 17 of the stores are Kmarts with average rent under $4/SF. Importantly, very little of the lost space has to be re-leased in order to recoup the $5.8 million of�Sears rent given that leasing spreads on the space are expected to be significant, in line with the spreads the company has achieved on the 30 projects currently in redevelopment.Management indicated that the company has been in extensive discussion with�Sears regarding potential lease terminations within the portfolio.
As such, many of these 17 properties were already in the Seritage pipeline for potential redevelopment. Management of Seritage will not identify these assets individually until they are added to the redevelopment pipeline in order to protect the sensitivity surrounding potential store closures by Sears.
The announcements regarding individual store closings will likely come directly from�Sears and are slated to begin today. This batch of 17 closures likely represents the extent of planned store closings by�Sears in the near future. We would not expect additional announcements until after the storee holiday shopping season at the earliest, if indeed�Sears plans additional closures.Management noted that the termination of the leases on the 17 stores does not impact Seritage�s plans for other redevelopments that are already on the drawing board.
As for the 17 stores, management believes the fact that the company will recapture the entire store is an opportunity to broaden the scope of any potential redevelopment. In particular, the large parking fields associated with the Kmart boxes suggest that there is room for both junior anchors and in-line space along with the potential for additional outparcels. In essence, the company could turn a Kmart and its parking field into a shopping center.

At 12 percent of its total store base, that's more locations newe it shuttered during all of the last six years. Macy's shares spiked 17 percent on the news, as investors shrugged off a sixth straight quarter of declining same-store sales.It was a long time coming. Macy's has too many stores, and cloding needed to close nearly all those locations just syores bring the chain's productivity levels back to where they were in 2006, according to a report from real estate research firm Green Street Advisors.

Penney would need to shut down 320 of its 1,000 stores and Sears would need to close 300 of its 700 locations to bring productivity levels back to where they were a decade ago. Nordstrom, Dillards and Bon-Ton would need to collectively shutter another 130 stores.Green Street's report focused on mall anchors, so it didn't provide an estimate for Kohl's, which operates 1,200 stores mostly outside malls and said last week it didn't expect closures in 2017.

CEO Kevin Mansell said it wanted to wait out the holiday season before it decides whether it will go further on closings and that fewer stores news stores closing not going to be a ticket to success."According closung Mansell, stores are actually becoming more relevant to Kohl's as a fifth of its products are bought online but picked up at brick-and-mortar locations.
Having "distribution points" as digital becomes a bigger part of everyone's business is important, added Kohl's CFO Wesley McDonald. But wait a second. If you're talking about "distribution points," wouldn't warehouses do?
They don't require the same kind of cost outlays that come with running a retail store's customer service, staffing, systems, and marketing. Nor do they closjng to be located in storefronts with expensive lease payments.
But anyway, Kohl's went on to explain how they assess closing locations, looking for stores with expiring leases that no longer bring in incremental cash flow.Which brings us back to why what Macy's did is a step in the right direction.Macy's said the 100 stores it identified were all cash flow positive, meaning the stores were bringing in money.
The company is closing them anyway because their profitability and sales are declining, weighing on the overall business. Published reports indicate that stores in Burlington, North�Carolina;�Natchez, Mississippi;�and two in Storex Michigan fell to the ax on Friday.The closing of�the 33 State St., location�is a major blow to Binghamton's�North Side neighborhood because it has been missing a grocery for almost 20 years, with the Kmart location filling in with limited food and dairy offerings for the nearby residents.
City attempts to lure a grocery to the neighborhood have fallen short despite several tries.A liquidation sale is to begin on Sept.
22, the company said, with the doors shutting at an ill-defined mid-December date.Customers leaving the Binghamton Plaza�on Friday afternoon said the closing will leave a major retail hole in the neighborhood as the Kmart represented the sole discount outlet nearby."I'm sad. There are not a lot of stores here that do layaway," said Ruth Barnes, 28, a mother of two nws lives at Town and County�Apartments across the street from the plaza.
"�I don't have to worry about crowds here."Binghamton city�officials estimated the store's size at�about 100,000 square feet.After the December Kmart departure, the 300,000-square-foot shopping plaza that once housed a Grand Union grocery that closed in 1996,�a collection of other retailers including Radio Shack and a movie theater,�will be largely vacant. New York Pizza, a pet store and a nail salon are among the few still occupying storefronts on the south side of the plaza."We were hoping it was just rumors," said Philomena Harris, co-owner of Leather Corner Shoe Repair, which has been located at the plaza for 44�years.�"We will have to support ourselves without Kmart here."The shopping center�is owned by Montclair, N.J.-based real estate investor Michael Galesi.
The owner in 2004�promised to revitalize the shopping plaza cloxing a sweeping renovation with an updated movie house, a family recreation center, outdoor cafe and farmers market with the design�taking full advantage of its riverside location, but those plans never came to fruition.
The site is a former city refuse�dump.In 2011, Galesi gave the Binghamton Plaza Kmart�a check for $25,000 days before Christmas to pay off the layaway balances for customers who had yet to complete their holiday purchases.Binghamton Mayor Richard David said his administration has been in contact with the Galesi group to discuss long-term options for the parcel."While the xtores of an anchor retail store is a stoges setback, it also opens the door for new economic development opportunities," David said in a statement released Friday afternoon.
"We believe there are multiple development scenarios to serve the North Side community." A former retail plaza�across the street at 435 Stoes St., which�housed Great American grocery before being replaced by a Big Lots, also stands vacant.
The site, once an ancillary location for Stow manufacturing, is undergoing environmental reviews for potential future development.Kmart at Binghamton Plaza will join a�growing list of Sears and Kmart stores the company is closing in an effort to reinvigorate the struggling brands.In August, the company announced the closing of 68 Kmart stores closibg 10 Sears stores, but the Binghamton Plaza store was not on the list.
However, the company hinted that more store closings would be forthcoming.Four Kmart stores in New York, including locations in Plattsburgh, Rochester, Irondequoit and Poughkeepsie, were among parcels on the earlier list. Attempts to reach Aeropostale's marketing department have been unsuccessful.The stores aimed at consumers ages 12-18 years old, and the company is almost 30 years old.In May, Aeropostale announced plans to close 113 U.S.
